A resident of Macy, Indiana had several concerns about the condition of his basement that seemed to get worse over time such as increased humidity, mold growth, and wood rot in the floor joists. Previous issues with water seepage in the basement had caused dampness on the poured concrete walls that eventually led to humidity rising from the basement up into the main level of the home. The homeowner's primary concern was the major effect that the humid air had caused in his basement and throughout various rooms in his home.
Our Certified Inspector Sam met with the homeowner to discuss his concerns, how long he had dealt with the issues in his basement, and to provide a thorough inspection of the basement to determine a permanent solution. Sam found that the relative humidity in the basement was much higher than it should be and had caused wood rot, sagging floor joists, and mold growth as the homeowner originally thought. His recommendations were to keep the basement dry at all times by installing a full waterproofing system with floor drainage to tie into an existing sump pump, wall vapor barrier, and a dehumidifier. The sagging floor issues would be addressed by installed a steel beam with support posts to re-level the floors.
Our Foreman Evert and his crew members Miguel and Edwin installed a full perimeter interior WateGuard floor drainage system and CleanSpace wall vapor barrier to redirect any water seepage around to an existing sump pump in the basement. A total of 2 SmartJack support posts with a steel supplemental beam was installed to provide more permanent stabilization than the existing wood posts that were providing minimal support. Lastly, the humidity and moisture in the basement was addressed by adding a SaniDry Sedona dehumidifier.
